Of course, it’s not all about the vision and let’s be honest, it can be very difficult to visualise what the many ideas being discussed could look like or indeed what they may cost to deliver. Following your initial consultation, Garry will work with a selection of Architects and/or Architectural Designers and his Architectural Design Manager to produce draft design sketches for your approval, to complement the initial budget appraisal.

Once you’ve had a chance to analyse, amend and approve these design proposals then the real fun (and work!) can begin as you move into the planning stage of your project. As with everything else, the planning will be managed and co-ordinated for you by the team at Blackstone & Day, meaning you can get on with everyday life.

As any good Project Manager, Architect or Architectural Designer knows, planning is absolutely key to the success of any building project. Ensuring that everything runs to plan, to schedule and to budget is what we’re here to do.

Planning Permission

With any larger-scale building works, there is often a need to have planning permission granted by your local authority. We will deal with this for you; preparing the drawings the planning committee require, as well as liaising with them on any points they wish to discuss or investigate further.

This process can often be very stressful for anyone unused to dealing with it so we will work both with them and you to alter any plans to everyone’s satisfaction if there are any problems with the proposals.

We only work with trusted tradesman, who we fully vet to ensure that they will provide the quality, efficiency and professionalism that you deserve. We will invite our trusted tradesmen to tender for the building and construction work required on your project so we can be sure that the scope of any architectural work is understood, costed, and agreed before work commences.

We expect that most clients we work with on architectural building projects will need (and want) to continue to live in their homes whilst any work is carried out. With this in mind, we work very hard with our contractors to ensure that all noise, mess and disruption is kept to an absolute minimum.

Of course, it’s probably not going to be quite as cosy as usual if you’re having major work done to your property, but we will ensure at least the work is finished in time for you to be left alone in the evening, and that everything is cleaned up and tidied away before the end of each day. We work closely with you to cause minimal disruption during the whole operation and our regular contractors are experienced and fully trained in this respect.

As architectural project managers, we will make regular site visits to monitor progress, safety, cleanliness, adherence to Building Control inspections and quality control. And a 24 hour emergency phone service is made available to you – just in case!

Our architectural and construction drawings start with scaled floor plans, site plans, elevations and sections produced with the latest CAD software. These drawings evolve into the final plans for us to obtain your Planning Consent and Building Regulation Approval, before being submitted to the builders for them to plan their work schedule around, ensuring the best finish on all work.

We use our extensive experience of lots of different project types to enable us to choose the best tradesmen for each job, and sometimes even each task within a larger job. All of our contractors must submit a detailed, fully costed, tender for work on your project and they are bound by contract to keep within their cost estimates and to a set timescale.

This process allows us to project manage and schedule different aspects of work ahead of time, giving you the confidence that everything will be completed on time, in budget and with the least amount of upheaval for you.

Architectural Inspection and Certified Evaluation

Although we carry out inspections of the work during its progress, the final inspection of works is the most important in terms of ensuring that you have all the relevant paperwork in place.

We will ensure at this stage for example, that any work carried out which needs an evaluation certificate has this in place for insurance purposes, should you decide to sell or market the property, and of course for your own peace of mind.

At this stage of the architectural development process, we will also commission a valuation of your property so that you have an accurate indication of any value added as a result of the building work you have had carried out. Again, this can be used for insurance purposes should you need to arrange to amend your buildings cover.

If at this stage, if any snags, issues or indeed problems are noted, we will liaise with the contracted tradesmen to ensure that everything is correct and in order so that all certifications can be issued and the quality and completeness of the work carried out is verified.
